- We had a meeting with the Town officials to update them of the minor change in our
plan.
- Full-scale drawing with the new foot prints will be submitted for Ashland Planning
Board’s approval to secure the building permit.

Current Layout of the Temple Expansion Plan
The Planning and Project Development Committee has had several meetings in the past 12 months and has
deliberated extensively on the best suitable plan based on the current needs as
voiced by a few founders and the general devotees. Planning and Project Development Committee members strongly feel that
it is high time that we expand the Mahamandapam to provide long overdue additional
space for religious activities. Often it is a common scene at our temple to run
parallel programs which involve chanting of mantras for multiple deities. Such activities
happen during Navathri, Thai Velli, Adi Velli, Sri Ayyappa mandala season, Vasantha
Navarathri, and during other events. This has physically constrained devotees very
much and it is our duty as administrators to identify a solution to ease this physical
constraint. This has resulted in the following picture of our project of Expanding
the Mahamantapam to provide more space for the general devotees and to be
able to physically separate the multiple (simultaneous) religious activities. This
project has three parts with different construction phases.

Part 1
Expansion in
the Front of the Temple
- A 20’ extension in front of the Rajagopuram to provide room for new front office,
temple shop, and shoe and coat area (~20’ x 134’).
- An access ramp for the handicapped.

Part 2
Mahamandapan
Expansion
Upper Level
- The Mahamandapam expansion consists of a 38’ x 136’ hall at the back of the temple
in the upper level in addition to completing the 38’ wide extensions on the side
so that the primary building will be a rectangle, which is considered necessary
as per Vaasthu Sastra.
Lower Level
- In the lower level, the expansion in the back side will provide a 28’ x 136’ hall
with a 10’ safety zone surrounding the area beneath the main sanctums.
- No basement space under the right side expanded wing (along the Natarajar side)
- No basement under the existing annex area (Coat Room) on the left side
- There will be a basement area under the extended portion on the left wing beyond
the Coat Room

Sources
of Funds: Special Funds to be raised by NEHTI, through small and
large donations via general fund raising and other events associated with various
religious events including the installation of the idols. Not a difficult task and
the cost recovery is over 5 year period.
Part 3
A Core Facilities
Building ~ 48’ x 78’ Two levels on the South side with:
Upper Level
- Large lobby in the upper level to connect the existing Mahamandapam through a 15’
wide hallway which will separate the main building and the core building
- An elevator and a stair case
- Restrooms with showers
- Four classrooms with an ability to convert two rooms into a large lecture hall for
moderate size gatherings
Lower Level
- A 1200 sq ft kitchen with an attached pantry of 300 sq ft.
- Wash area with water fountain
- A large hallway to use as dining area
- Large entrance lobby to connect the new kitchen, existing basement, and the new
back side basement

Sources of Funds: Special
funds to be raised by NEHTI, by approaching donors who want to donate funds to build
facilities for the devotees’ use for purposes other than prayer and pure religious
activities.
All of the above add up to about 29,000 sq ft. The cost estimate* for this is about
$ 3.7 million at ~ $125/sq ft.
Our current needs require us to finish the core building so that we may connect
it to the upgraded waste water system and decommission the existing restrooms and
the septic tank. This will make room for us to complete the construction in the
right side of the temple (behind Natarajar sanctum).
The Planning and Project Development Committee recommends the following phased construction.
- Pursue the sewer connection engineering and lay the pipes and establish the connection
points to the new building
- Place temporary restrooms and connect them via a temporary vestibule to the current
coatroom
- Connect the temporary restrooms to the newly designed waste water disposal system
- Decommission the septic tank and the leach field of the main building and the existing
restrooms in the basement and decommission the old waste water disposal system of
the two priest quarters
- Simultaneously pour the foundation for the core building and the main building
- Construct the front side expansion and the core building with the connector area
to the main building.
- Connect the restrooms and kitchen in the core building to the new waste water system
- Secure the occupancy permit to use the core building
- Connect the drainage from the Mahamandapm to the new waste water system
- Connect the drainage from the existing kitchen to the new waste water system
- Begin the construction of the Mahamandapan expansion
We have awarded the contract for the design of sewer connection to Kalkunte Engineering
and they will file the engineering design and the required papers with the Towns
of Framingham and Ashland in about two weeks.
Suggestions for future expansion:
Town of Ashland is planning to auction off two vacant properties contiguous to our
property. The total area is about 11 acres. NEHTI should plan to acquire these two
lots at a reasonable price.
An update on status of the sewer connection and the
expansion:
- Survey work to identify the elevation points on our property in relation the manhole
elevation - Completed
- Evaluate the best route for the sewer pipes from our property to connect to the
Framingham sewer system - Completed
- Collect the required technical data and compile the required information to prepare
the drawings – Contract awarded and work is in progress
- Seek the approval of drawings from the Town of Framingham (DPW) - task to be
completed by 15th May 2008
- Prepare the plans for decommissioning the existing septic system and seek approval
from the Town of Ashland to decommission the existing septic system – Discussion
in progress with Town of Ashland
- Call for bids for installing the sewer lines and connection to the temporary bath
rooms, and select the contractor- To be completed by early June 2008
- Call for bids to lay the foundation as per the expansion plan and select the contractor
– End of May 2008
- Connect the temporary bathrooms, other waste disposal lines from the main building
and the two priest quarters to the sewer line and decommission the leach pit of
priest quarters at 137 Waverly Street, leach field of the main priest quarters,
leach filed of the temple and the respective septic tanks - Early July 2008
- Begin laying the foundation and start the construction of the facilities building
– Early July 2008
